What
type of builder's delivery method should our church choose?

Design
Build - The design build method is a single source contact for the
owner. The owner contracts with the design build firm for all services
and in most cases the whole package. The architect used by the design/builder
represents the design/ builder not the owner. Design Builders may
not give a good dollar value for all the accounts
because he has to make a certain amount of profit and overhead on
each account. There is
no volunteer labor from within the church allowed in most cases.

General
Contractor - This method is the oldest form of building delivery.
The architect does represent the owner. The lower bid gets the job
in most cases. In some cases the owner may negotiate with a general
contractor to build.

Construction
Management - The
Owner, Construction Manager and Architect work together during all
phases of the project. Experience and resources can be utilized
during all phases of the project to provide the most economical
building consistent with the owner's requirements. The owner accepts
most of the risk on the project, but the contractors and designers
have ethical and reputation standards. The architect may be the
construction manager. As well the construction manager can be the
architect.

Cost
Plus - These contracts are one of the other options for owners if
they desire to free up designers and contractors to perform at their
best. Owners must be able to trust the designers and contractors
to keep the costs down to a minimum for their project to be successful.
The owner needs to establish early in the process what is included
in the cost and what percentage will be paid for changes over the
cost. No blank checks should be allowed.
