How will building codes and zoning affect the project?

BUILDING CODES

Local building code issues are complicated and are best handled by a professional architect. One important thing to keep in mind, however, is the impact of current codes which may be applied to existing facilities being remodeled. The extent of the required changes depends on many factors and must be handled on an individual basis. When interviewing an architect for your church be sure they are knowledgeable about the codes in your area.


ZONING

The land you wish to build on must be zoned, so that you can place the structure you would like on that site. Check with local officials or have your civil engineer check this issue thoroughly before proceeding. If the land is not zoned for what you'll need, ask the local officials to rezone the area or file for a variance. Maintain a good relationship with your local zoning board, they can deny your request. The zoning board may ask you to do certain things before they grant your request.

The most common things looked at to fulfill zoning requirements are as follows; however, there may be others:

  • Road setbacks
  • Green space to paved surface ratio
  • On-site storm water retention/detention
  • Utility locations for water, gas, electric, sewer (if available)
  • Septic systems requirements (if necessary)
